  • What are the obligations of my landlord/agent regarding repairs?

Have a look at our Tenancy Rights Guide for a more detailed list on what your landlord or agent are required to repair.

You can also determine responsibility for certain repairs by referring to your tenancy agreement. If you are still uncertain, then you may wish to reach out to the University of London’s Housing Service who provide free legal advice to our BPP students.

    • How should I communicate the need for a repair to my landlord/agent?

It is perfectly acceptable to call in to report a necessary repair, but it's advisable to follow up with an email. This approach can be advantageous if you find yourself needing to follow up on the repair at a later date. Landlords/agents are expected to complete repairs within a reasonable timeframe, which may vary based on factors such as the repair's significance, safety considerations, and the availability of temporary solutions while awaiting repairs.

Promptly requesting repairs as soon as you notice an issue is a wise course of action. Delaying may result in the issue worsening and becoming more costly to fix, potentially affecting your deposit.
